Luxury Lodge – Guest Terms & Conditions

Welcome to Ballyburren’s Luxury Lodges. We pride ourselves on offering a peaceful, private retreat for our guests. To ensure comfort, safety, and respect for our property and neighbouring guests, please read this agreement.

1. Occupancy

No additional overnight guests or day visitors are permitted. This lodge is exclusively for two adults only. Failure to comply will result in immediate termination of the booking without refund.

2. Deliveries & Visitors

Please don’t order deliveries after 10pm and ensure you write the address as follows:

3. Hot Tub Rules

Fake tan products are not permitted in the hot tub as they can stain surfaces and filters. Any staining or extra cleaning required due to fake tan will incur a minimum £50 cleaning fee, with higher charges if damage occurs.

No glassware is permitted in or near the hot tub — please use the provided plasticware.

DO NOT pour water into the stove to extinguish. To cool the tub water, use the hose directly into the hot tub itself and add cold water.

4. Property Care

Please treat the lodge, its furniture, fixtures, and fittings with care and respect. Any damage, loss, or missing items will be charged at the full replacement cost (for example, bathrobes removed from the lodge will incur a charge of £40 per robe).

Keep noise to a minimum, especially between 10:00pm and 8:00am.

5. Check-In & Check-Out

Check-in: from 3:00pm with early check-in or 4:00pm normally. Check-out: by 11:00am. Late check-out without prior agreement may incur a fee.

By accepting below, you agree to abide by the above terms for the duration of your stay. Failure to comply may result in additional charges claimed from your card held on file, and/or early termination of your booking without refund.

6. Smoking & Substances

Smoking and vaping are not permitted anywhere inside the lodge or on the decking/hot tub area due to fire risk and guest comfort. Guests may only smoke in the designated smoking area provided, which is the outdoor seating/patio area. No illegal substances are permitted anywhere on the property.

7. Liability

Ballyburren Ltd. is not responsible for loss or damage to guests’ personal belongings. Guests are responsible for their own safety.

Operating instructions

Please read these instructions alongside the video before using the tub. If anything is unclear, stop and contact reception on 028 9581 6650 before continuing.

1. Shower before use and remove fake tan. Do not bring glassware or oils into the tub.

2. Two people must remove and replace the cover. Keep the cover on while heating, and replace it after use to retain heat and keep debris out.

3. Use only the supplied logs and use the thermal gloves when tending the burner. Never burn waste in the stove.

4. Never leave the hot tub unattended while the fire is burning.

5. Keep the water above the minimum safe level, above the highest jets. Never touch or open the drain valve: it is for staff use only.

6. Once the water reaches 39°C, do not add any more logs.

7. Never empty or drain the hot tub while the fire is lit or the stove is still hot.

8. Never pour water into the stove to extinguish it. To cool the tub water, add cold water with the hose directly into the tub itself.

9. Switch off the jets and lights when finished.

I understand that I must never burn waste or anything other than the provided logs in the stove.

I understand that if I am unsure how to operate the hot tub, I will stop and contact Ballyburren Outdoor Escapes before continuing.

I confirm that I have received these instructions and agree to follow them when using the wood-fired hot tub. By accepting below, I agree to abide by the above terms for the duration of my stay. Failure to comply may result in additional charges claimed from my card held on file, and/or early termination of my booking without refund.
